A recent report by TwentyCi has revealed the varying time that it can take for homes to sell around the UK – and there's a massive difference of 133 days between your fastest and slowest-selling areas.<\/strong><\/p>\n

The Home Mover report, comparing various aspects of the property market in England, Scotland and Wales throughout the second quarter of 2022, discovered that those trying to sell a house in east London needed to wait an average of 220 days prior to going under offer.<\/p>\n

This compares with an average of just 87 days for properties being sold in Edinburgh, the fastest-moving city.<\/p>\n

The time to sell is measured as the length of time between the property being listed by an estate agent to becoming ‘sold susceptible to contract’, which means the seller accepting an offer from the buyer ‘subject to contract’.<\/p>\n

Where would be the UK's fastest-selling properties?<\/h2>\n

The graph below highlights time it requires properties costing under lb1m to go under offer in certain of the UK’s biggest cities.<\/p>\n

The fact that properties in Edinburgh and Glasgow would be the quickest to sell is surprising since report also discovered that asking prices and also the quantity of exchanged properties in Scotland are generally down, suggesting that supply is exceeding demand.<\/p>\n

There's a stark improvement in the time it requires properties to market working in london, where on average it will take per month longer to market your home compared to rest of the UK.<\/p>\n

Properties in east London, covering areas such as Stratford, Canary Wharf and Leyton, take the longest time to sell in the whole from the UK – on average nearly eight months.<\/p>\n

TwentyCi stated this may be due to the general trend of London house-buying shifting north -north-west London saw a 12% increase in asking prices – but also the fact that the London housing market is becoming more subdued.<\/p>\n

Demand continues to be strong, but high costs may mean buyers are more likely to have patience and bide their time for the ‘right’ property, or use renting instead.<\/p>\n
